Beijing Kerry Centre awarded LEED EBOM Platinum Certification
Kerry Properties and CBRE have reached a new milestone with Beijing Kerry Centre's (BKC) achievement of Platinum Certification by the US Green Building Council’s (USGBC) “Leadership in Energy and Environmental Design for Existing Buildings: Operations & Maintenance” (LEED EBOM). CBRE acted as the consultant for Kerry Properties, providing LEED-related advisory and certification services for the project. This 18-year-old building, delivered for operation in 1998, today represents the world’s oldest LEED EBOM-certified mixed-use development.

     Located in Beijing core CBD area, BKC is a mixed-use development combining high-quality office space, a shopping mall for well-known brands, serviced apartments and Kerry Hotel Beijing. The development has a LEED-certified area of 140,000 square metres. To meet the certification requirements, CBRE identified key differentiators including water efficiency, energy and environmental management; use of materials and resources; quality of indoor environment; and innovation in operation to enhance the development’s overall performance in sustainability and operational efficiency.
     Leveraging CBRE’s rich project experience with the joint efforts of the property owner and tenants, BKC obtained the LEED EBOM Platinum certification in just 10 months. Andy To, Managing Director of Asset Services, CBRE Greater China, said that certification for Kerry Properties’ landmark mixed-use project “marks a key milestone in our delivery of green certification services”. “Given the increasing importance of green buildings and their ever-growing social impact,” he said, “CBRE will remain committed to promoting LEED certification, striving not just for business excellence but also as a way to promote the overall welfare of real estate and fulfill our obligations as responsible practitioners.      According to CBRE’s recent white paper entitled “Towards Excellence: Market Performance of Green Commercial Buildings in the Greater China Region”, LEED-certified commercial buildings across Hong Kong and Taiwan record better operational performance than non-LEED-certified projects. In mainland China, LEED-certified Grade-A offices in most cities enjoy a 10 to 30% rental premium, and the number of MNC occupiers is 100-150% higher than in non-LEED-certified offices. “BKC’s LEED certification demonstrates tremendous green building leadership,” said Mahesh Ramanujam, COO, US Green Building Council. “These significant efforts to create more sustainable, healthier, and energy-efficient buildings play an incredibly important and ongoing role in Beijing and Asia’s rapidly evolving future."
